Draft Town Center & MBTA Communities compliant Zoning
A Special Town Meeting will be held on Monday, July 14, 2025 at 6:30 PM. The meeting will take place at the Hamilton-Wenham Regional High School auditorium, located at 775 Bay Road in Hamilton.
Only residents who are registered to vote in Hamilton are eligible to vote in the Special Town Meeting.

- Article I requires a 50% quantum of votes to pass and is limited to the creation of zoning and associated dimensional requirements permitting multi-family housing as a permitted use in designated districts consistent with the MBTA Communities/Section 3A requirements.
- Appendix B, Article II zoning language (PDF)
- Article II requires a 2/3 quantum of votes to pass and includes all other provisions of the proposed Town Center zoning, including the incorporation of new zoning districts which do not permit multi-family housing as of right, provisions related to all other proposed land uses in the Town Center, and associated dimensional and regulatory language. State law requires that zoning articles be separated if they require different thresholds of votes to pass.
